Existing designs and site
Construction drawings, available ground information, site access and building footprint are assessed. Foundations, column pockets, concrete walls and other structural works to be undertaken are identified.
We carry out foundations, reinforced concrete and structural-frame works in accordance with approved construction drawings and technical requirements, preparing the building for subsequent work.
Erkonsan undertakes shell construction for factory and industrial investments in Ankara on a project basis. The scope of foundations, column pockets, concrete walls and structural work is defined together with drawings, site conditions and responsibilities. Our Polatlı OSB and Başkent OSB references demonstrate work at different scales.
Every included work item is identified when preparing a shell construction quotation. Excavation, foundations, column pockets, concrete walls, columns, beams and slabs are assessed for each project. Not every project includes all of these works.
Formwork and reinforcement preparation, concreting and connection details follow the construction drawings. Work sequences are planned together with the superstructure and subsequent packages.
Responsibilities for precast supply, erection, service penetrations and subsequent works are clarified at quotation stage. Completing the shell does not mean all operating facilities and finishes are complete.
The 2,500 m² Sevinç Treyler and 2,000 m² Maker Makina projects in Polatlı OSB, along with Eker-Mak and Egemak, are shell construction references. Area, location and work undertaken are explained on each project page.

The boundaries of each work package, from foundations and column pockets to the frame, are determined through the design. We also consider projects outside Ankara based on site, scope and programme, prioritising nearby provinces.
Construction drawings, available ground information, site access and building footprint are assessed. Foundations, column pockets, concrete walls and other structural works to be undertaken are identified.
Responsibilities for excavation, formwork, reinforcement and concrete, and precast manufacture, transport and erection are defined separately. Openings and connections needed by subsequent teams are coordinated.
Completed works are checked against the agreed scope. Structural handover is not presented as equivalent to completion of facade, building services, finishes or a production-ready facility.
Photographs explain sub-foundation preparation, formwork, reinforcement, foundations, column pockets and concrete walls in this 2,500 m² factory project.

Only shell construction was undertaken for this 2,000 m² factory. Site photographs show construction of the frame and multi-storey section.
Depending on your building’s current stage, we can define the scope of shell construction, completion of unfinished buildings or turnkey delivery together.
Share the location, approximate area, current design status and target programme. You can also attach drawings to your enquiry.

Let’s clarify the work to be undertaken and each party’s responsibilities.
Let’s discuss a quotation and programme based on the agreed requirements.
Shell construction covers specified structural works. Turnkey delivery also includes completion of agreed building services and finishes. Each service’s scope is defined separately in the quotation and contract.
Specific work packages are assessed project by project. Sharing your requirements, existing drawings and allocation of site responsibilities helps clarify the scope.
Sevinç Treyler, Maker Makina and Eker-Mak are our shell construction references in Polatlı OSB. Areas and construction details are available on their project pages.
These responsibilities are defined separately for each project. Foundations and column pockets, precast manufacture, transport and erection do not have to be undertaken by the same contractor. Each package’s responsible party and handover boundary are specified in the quotation.
Building type, structural system and delivery scope are three separate, complementary decisions.
